Paused Your Moving Plans? Here’s Why It’s Time To Hit Play Again

It’s no surprise that 70% of buyers put their home search on pause last year. Maybe you were one of them — and that’s completely understandable. Conditions just weren’t ideal.

Low inventory, high prices, and fluctuating mortgage rates made it tough to find a home you loved and could afford. And if you weren’t sure where you’d go next, it made selling just as challenging.

But now, the market is shifting — and it might be time to press play again.

The Inventory Sweet Spot

This year, more homeowners are reentering the market, and builders are completing more homes. Together, that means there are more options available — maybe even the one you’ve been waiting for.

More homes = more opportunities.

There’s another important factor: you don’t want to sell when it’s tough to find your next home, but you also don’t want so much inventory that selling your house drags on. Right now, you get the best of both worlds.

According to Realtor.com, inventory has increased by 28.5% compared to this time last year — yet it’s still below pre-pandemic levels in most areas. That’s what makes today’s market such a sweet spot. (see graph below):

Right now, there are more homes available to choose from when you’re ready to move — but not so many that you’ll have trouble selling your current home. If you price it right and make it shine with the help of a trusted agent, it should sell quickly.

More options. Less chaos. Strong demand: that’s the true sweet spot.

There’s another important factor to keep in mind. Realtor.com’s data shows inventory has been rising for 17 consecutive months. And experts believe that trend will continue. As Lance Lambert, Co-Founder of ResiClub, puts it:

“The fact that inventory is rising year-over-year . . . strongly suggests that national active housing inventory for sale is likely to end the year higher.”

That means now could be your prime opportunity to sell. Your home may attract more attention today than it will later, as more listings enter the market. Wait too long, and you might be competing with a larger crowd.

Bottom Line

If you’ve been looking for a sign from the housing market — this is it. Whether you’re thinking about moving up, downsizing, or relocating altogether, this may be the best balance we’ve seen in a while.
